Project Overview:

Dale Alcock Projects was successful in a competitive tender for the construction of 118 terraced homes in Stockland’s premium Calleya Estate in Treeby. The Terraces precinct is an integral part of the Calleya masterplan and represents Stockland’s commitment to building medium density projects in the WA market. The Terraces are located adjacent to the village centre of Calleya and once complete will be the centre of the local community.

Stage 2B of The Terraces is made up of forty-five 3×2 townhouses designed to meet a number of market sectors in the Treeby market including downsizers, young families and young professionals. Stockland’s goal for the Terraces was to deliver high quality homes that were affordable. The decision to partner with Dale Alcock Projects was due to our team’s ability to maximise value for money through efficient documentation and leveraging the ABN Group supply chain.

Project challenges

Given the sales success of the previous stages, Stockland asked DAP to bring forward the construction of 2B to meet the market demands. A value engineering phase was again conducted to meet the reduced target price required by Stockland. Several areas were identified which focused upon improving construct ability and substituting all specifications to ABN Group preferred suppliers to leverage the ABN Group’s buying power.

Given the large volume of homes under construction this stage was split into 4 separable portions to allow a better flow of trades and deliveries onsite.

The homes were built with a tight build timeframe, but the exceptional project management and site management skills of the DAP team, allowed the homes to be delivered as per the program. There were a number of homes under construction at one – there were 4 rows, consisting of 45 townhouses all commencing construction within 3 weeks of eachother, which meant that planning of trades and deliveries was crucial. In addition to the construction of the homes, a large park will be constructed in the middle of these townhouses, which further added to the complexity of the build.

Construction technique

The townhouses are a combination of brick veneer, rendered brick, face brick and cladding

The homes showcase 31c ceilings to the ground floor and 28c ceilings to the upper floor to provide that sense of space within each home.

Services including BAL assessment, site inspections, compaction testings, structural certifications, suspended slab inspections and energy efficiency certification were completed by Structerre Consulting.

Highlights

The delivery of the townhouses was achieved within a tight build timeframe.

A great collaborative effort between DAP and the client to achieve a seamless delivery of the first 12 homes, with still 33 to complete.
