Townhouse Project Overview

Dale Alcock Projects was successful in a competitive tender for the construction of 118 Terraced homes in Stockland’s premium Calleya Estate in Treeby. The Terraces precinct is an integral part of the Calleya masterplan and represents Stockland’s commitment to building medium density projects in the WA market. The Terraces are located adjacent to the village centre of Calleya and once complete will be the centre of the local community.

Stage 2A of The Terraces was made up of twenty four 3×2 townhouses designed to meet a number of market sectors in the Treeby market including downsizers, young families and young professionals. Stockland’s goal for the Terraces was to deliver high quality homes that were affordable. The decision to partner with Dale Alcock Projects was due to our team’s ability to provide value for money solutions through efficient documentation and leveraging the ABN supply chain.

Project challenges

Thorough value engineering was conducted to better understand potential cost savings to achieve the target price set out by Stockland, after the successful tender prices submitted the Dale Alcock Projects did not meet Stockland’s target construction price.

The solution proposed by the Dale Alcock Project’s team was to change the methodology of construction to a lightweight 5 course posi truss flooring system and lightweight walls on all upper floors in lieu of in-situ concrete slabs and traditional construction. The posi truss flooring system included a 40mm concrete topper to circumvent any possible objections by purchasers.

By Dale Alcock Projects documenting the project and capturing the changes reflecting the change in construction methodology, a better value for money solution was achieved.

Project Highlights

Stockland was overwhelmed with the positive response this stage received from the market which was evidenced by the quick sale of 20 of the 24 homes within 5 months of completion. Stockland retained 4 of the homes to be used as display homes, to assist the sales process in selling the next stage of homes which consisted of 45 terraced homes, of which construction was bought forward to meet the market demand.

In a testament to quality of finishes and workmanship displayed on this build the project was successful in winning HIA Award for “Small Lot Housing and Townhouse/villa” as well as being a finalist in UDIA’s Medium Density Awards for excellence.

Feedback on Stage 2A was overwhelmingly positive from the Stockland team, purchasers, selling agents and industry professionals who toured the finished homes. The designs both internal and external were excellent and all parties commented on the quality of finishes and materials.
