This fantastic project sees the delivery of six townhouses on two amalgamated lots in the City of Vincent. To celebrate and showcase the streetscape, the unique design involved a combination of recycled brick and cladding. Construction of each townhouse is traditional masonry construction to the ground floor with lightweight construction to the upper floor.

Project Overview

With the six townhouses, four of the townhouses are accessed from a row, with the remaining two addressing Anzac rd. Each townhouse has 3 generous bedrooms and two designer bathrooms. The project was completed in January 2021.

The Dale Alcock Projects team was successful in securing this construction project in a competitive tender. Upon winning the tender our team worked collaboratively with Design Wise and Celsius Property Group to ensure efficient onsite delivery and maximising value for money through utilising the ABN Groups supply chain.

Challenges

The initial designs were originally completed by an external architecture company. Due to the knowledge and expertise of Dale Alcock Projects, once the team received the plans, they worked on them on a Design and Construct basis to assist the client by offering cost-effective and value for money design solutions.

The constraints of an extremely tight site presented challenges – the 1600m2 block had limited access due to the position of the street frontage being positioned on a busy t-section. The team developed a traffic management plan and communicated regularly with sub-contractors and delivery personnel to ensure deliveries to both the front entry and rear laneway posed minimal impact and inconvenience to the neighbours.

Construction technique

The six townhouses were built in a traditional construction method. The lower floors of all the townhouses were traditionally brick construction with the upper floors being built as stud frames with a timber truss roof.

The site conditions posed difficulties in the beginning, but these were overcome by extending a large amount of piling from the footings to protect the in-ground services.

Highlights

The delivery of the six townhouses has been very well received by the developer, architect and neighbours. The townhouses present well and have enhanced the streetscape in the area. The stand-out feature of the townhouses is the reclaimed feature brickwork on the external façade which was chosen by our Interior Designer Emily Fazari.

The internal finishes are of high quality standard and the selections made would appeal to a variety of buyers. The client was extremely happy with the finished product.
