Terraced Housing – Coogee: Stage 4 (Driftwood)
Project Overview
Dale Alcock Projects and Webb Brown Neves collaborated with Yolk Property Group to deliver 21 two and three level terrace premium quality townhouses in Port Coogee over 4 stages.
- Stage 1 – 5 x two-storey terraces
- Stage 2 – 5 x three-storey terraces
- Stage 3B – 4 x two-storey terraces
- Stage 4 – 5 x two-storey homes
Our final portion, Stage 4, comprised five 2-storey terraced homes with a 2-bedroom, 3-bedroom and 4-bedroom configuration.
Challenges
This particularly tricky stage was located in the narrowest portion of the triangular shaped land parcel as well as adjacent to the Fremantle train line, which required complex coordination and precision in delivery. Firstly, DAP built a trusting relationship with residents who had already moved in to homes located within the previously completed stages, working with them to minimise disturbance from early starts. Our traffic management strategy allowed residents to access their property without any inconvenience whilst we constructed the final stage of these townhouses.
We coordinated the delivery of building material around the residents to ensure they were happy and where not inconvenienced. Once we reached the next stage of construction, deliveries to the rear lane became a safety concern. DAP worked collaboratively with the local shire to utilise the front verge of the property to crane lift a vast amount of building materials in the development.
Project Highlights
These homes are cleverly designed. The nature of the site, with odd shaped lots has led to an intricate architectural outcome that’s really highlighted by the clever design of the finished house footprint. The design maximises the total lot coverage site, without compromising on space – each of the homes still have a huge island bench in the kitchen a large living area to the ground floor and generously sized bedrooms on the first floor. The high quality of design and finishes/specifications made these homes incredibly appealing to several market sectors in Port Coogee.
The homes were designed to complement the coastal location with its neutral colour palette and earthy materials. They also feature white face brick with limestone retaining to reflect the coastal location. The development has proved popular due to its location; located within Port Coogee marina and 5 minutes from the City of Fremantle.
This project was located in a triangular shaped land parcel that became narrower as the stages progressed. Additionally, the project was located adjacent to the Fremantle train line, which required complex coordination and delivery.
The Driftwood Estate project has been part of our business for an impressive 4 years, commencing in 2018. Since then, we have delivered 21 two & three storey terraced homes upwards of $7m in value. We have been recognised as ‘Finalist’ at four industry awards ceremonies in addition to being presented a state level award for ‘Best Multi Unit Development’.
