Project Overview

Driftwood Apartments sees the collaboration between Dale Alcock Projects, Webb and Brown-Neaves and Yolk Property Group to deliver 21 two and three level terrace, premium quality townhouses in Port Coogee, over 4 seperable portions.

The high quality of design and finishes/specifications made these homes incredibly appealing to several market sectors in Port Coogee.

Stage 3 saw the delivery of 4 terraced homes. Stage 4 will see the completion of the remaining 5 x 2-storey homes, with completion anticipated late this year (2021)

The homes are designed to complement the coastal location with its neutral colour palette and earthy materials. They also feature white face brick with limestone retaining to reflect the coastal location.

The development has proved popular due to its location; located within Port Coogee marina and 5 minutes from the City of Fremantle.

Yolk Property Group has a clear understanding of the Port Coogee market and the required product, specification and price for a project to be successful. To ensure the product and the price were aligned to the market demands the Dale Alcock Projects team, Harris Jenkins Architecture and Yolk Property Group collaborated to refine the designs and finishes by utilising the ABN Group’s buying power and supply chain.

Challenges

There were a few challenges during this stage – it was a tight site, meaning increased co-ordination with our suppliers and trades to ensure there was minimal impact to deliveries. The occupants had moved into Stages 1 and 2 of Driftwood, so we had to be mindful of disruption and noise during the build, to ensure minimal disturbance to those already living in the nearby homes.

The homes were built during covid, meaning the team had to implement covid restrictions onsite and ensure all sub-contractors and suppliers were adhering to the physical distancing guidelines.

Construction Technique

The homes were built as traditional double brick construction with concrete slab.

A number of building innovation techniques were used on this build. Incorporating the storm water system from the roof through to the balcony whilst still keeping a modern look as well as window boxes on the front elevation which used lightweight but durable material to prevent waterproofing issues.

Project Highlights

The highlight of this project was the delivery of this development within a quick timeframe – the homes were completed 6 weeks ahead of schedule. The end product – fantastic looking facades, high quality construction and high-end appliances – was commended on by the architect, saying it looked better than he envisioned.
