Dale Alcock Homes and the client hereby agree to the following special conditions to the Preliminary Works Contract (PWC). The Builder will provide a Fast Track guarantee for the Pre-Construction of the home (Pre- Construction Period) subject to the following conditions:
- This guarantee is only available to new clients of Dale Alcock Homes who sign a PWC with a relevant Pre-Construction Guarantee annexure, from October 2024.
- Pre-Construction Guarantee covers the timeframe between the date the PWC is signed, accepted and the home being ready to start.
- This Guarantee is only available on Greenfields lots, as accepted by the Builder.
- This Guarantee is only available on home designs from the builder’s standard range.
- This Guarantee is only applicable on single storey homes
- No structural changes can be made post PWC signed date.
- No selection changes can be made post Selections Meeting.
- This Guarantee is not applicable if planning approval or variations to the r-codes is required.
Dale Alcock Homes will provide a 90 working-day (approx. 4-month) Fast Track Guarantee for Titled Lots or lots that title within 1-month of PWC date. For each month titles are delayed thereafter, an additional 22 working-days (approx. 1-month) will be added to the Fast Track Guarantee.
- Any delay deemed to be caused by the client or land developer would render this agreement invalid. These include, but are not limited to:
- HIA contracts not signed by client within 7 days of the preparation of contracts.
- Selections Meeting not taking place within 10 days of first available booking.
- Selections Variation not signed within 7 days of Selection’s Meeting taking place.
Formal Finance and Settlement of land must be provided to the builder within 3 months (Approx 66 working days) of date of PWC for titled lots, or within 1 month of Title issue for non-titled lots. - Land is not at practical completion* at time of Site Start Date (Commencement)
- Client is uncontactable.
*FastTrack guarantee is not applicable to the South West region
*Practical completion of land means that the land has full access and services available for construction works to commence. Services including but not limited to: Electrical, water, sewer.
