DAP has an ability to leverage ABN’s state-of-the-art showroom, Home Collective, to provide turnkey customers with an abridged version of a typical homebuilder prestart process. Your clients can choose from a select range of finishes and fixtures, allowing them to customise and personalise their home with the help of our Interior Design Coordinator.
DAP partner with likeminded suppliers and subcontractors who take pride in their craftsmanship and construct homes that outperform industry standards. Our products are also subject to comprehensive QA checks and compliance audits to maximise the longevity and efficiency of our homes. Over the long-term, this results in higher performing homes with lower maintenance and operational costs. We also have an in-house home maintenance department, Home Assist, that can provide defecting and maintenance support to your clients for 12 months post practical completion.

Aged Care – Ellenbrook (Ellen Gardens)
Dale Alcock Projects has been engaged to Design and Construct 43 single level residential dwellings – Over 55’s development over a 2-3 year period called Ellen Gardens.
Aged Care – Challenger Place, Melville (Braemar)
Dale Alcock Projects was engaged by Braemar Presbyterian Care to construct four Independent Living Units as part of an aged care facility on Challenger Place, Melville.
Grouped Housing – Flecker Prom, Aveley (Willow Brook)
Willow Brook's Lifestyle Village is the ideal execution demonstrating Dale Alcock Projects' hybrid model. This project sees the delivery of 15 independent living units in the Aveley Retirement Village.
Grouped Housing – Navigator Loop, Erskine
Dale Alcock Projects is worked on the delivery of 11 units on a grouped housing site, opposite our previous project - The Retreat (A premium over 55's estate). This project is in conjunction with Origin Projects.
Frequently asked questions
The primary difference is around the arrangement with the tenant.
Over 55’s – with an Over 55’s Development, the agreement is over the land. How and whether the tenant shares in capital gain or loss is dependent on the individual contract with the operator.
Retirement Village – with Retirement Villages, the agreement is over the building and the developer retains ownership over the land, renting it to the tenant for the duration of their occupancy.
