These dwellings are rather commercial in their delivery, typically requiring dedicated project support and technical expertise given the complex design requirements surrounding this typology.

SDA dwellings assist people living with functional impairment or high support needs. They include accessible features that help residents live more independently and allow support services to be delivered better or more safely.

We are seeing uplift in interest in this sector, partially resulting from recent investment through government grant programs. SDA dwellings are also a great source of long-term income for developers looking to retain the asset.

Engagement Types

Dale Alcock Projects has the internal capacity and capability to work with clients in delivery SDA projects in a number of scenarios including Construct Only and Design and Construct. We can take the lead in designing and documenting SDA projects, or construct homes from plans prepared by an external architect, depending on the preferred delivery model.

Funding

SDA dwellings are usually partially or fully funded through the National Disability Insurance Scheme (NDIS) for eligible participants. To access funding, providers must be registered with the National Disability Insurance Agency (NDIA) and dwellings must meet strict design criteria to be registered as an SDA dwelling.

Technical Considerations

As SDA dwellings are typically retained by a developer or housing provider and rented to occupants, we believe it is important to increase asset longevity and reduce ongoing maintenance and operational costs through quality construction, materials, finishes & fixtures that stand the test of time.

There are detailed design requirements for dwellings seeking enrolment under the NDIS, which are split in to four design categories:

  • Improved Liveability – better physical access and features for people with sensory, cognitive, and intellectual impairment.
  • Robust – strong and durable, reducing the chance of repairs and upkeep. Suitable for people with behavioural disabilities.
  • Fully Accessible – high-level physical access for people with disability having a lot of physical challenges.
  • High Physical Support – High-level physical access for people with disability having a significant physical impairment and requiring very high support needs.
