A house and land package is essentially a suggestion your New Homes Consultant has pre-prepared for you. They showcase a selection of available blocks in Perth land estates, or within established suburbs, along with a Dale Alcock Homes floorplan that best suits the dimensions and orientation of the block.

There may be a choice of lots and different home designs to suit the lots, or the developer/builder may simply package together a block of land with a particular house design with minimal variations permitted. House and land packages allow you to secure a block of land and the construction of a new home in one streamlined process; it also means you get a good idea of the combined price upfront. It does still involve two contacts – one for the land and the other for the new home build. While you still purchase the land from the land agent, Dale Alcock Homes can make all the introductions and assist you in negotiating land deposits, and then will help you build your dream home.

First, organise your finance. A different type of loan is available if you buy a new house and land package, rather than an existing home. Finance for a house and land package in Perth includes two stages – the first is a regular mortgage for the purchase of the land and then a construction loan for the house. No, not on the full house and land package. In WA, you only pay stamp duty on the value of the land, provided no construction has started. This is one of the attractions in opting for a house and land package over an established property. There are also stamp duty concessions that can be accessed for some people, the most popular being for first home buyers

You can either start with the land or the builder. Here at Dale Alcock Homes, we regularly help our clients find the perfect block of land. We have great relationships with land developers, and often have exclusive access to lots within their estates. If you know which estate you want to live in, speak to the land sales agents there – they will put you in touch with their approved build partners. Once you have decided on your land and your builder, your finance needs to get sorted and you can then enter into contracts to purchase the land and build your new home.

This will vary greatly – the cost for a house and land package will depend on the price of the block (which will vary based on size, shape, location, whether the block is level or not, what site works will be required, and whether any rebates or incentives apply) and the cost of the build (single vs double storey, the complexity of the build, site works and any extra inclusions you request). So you’ve seen a house and land package that looks like a great home, in a good suburb and the price is right for you. Here are some initial questions to consider before giving the builder a call:

  • Is the home and land package in the best location for me?
  • Will this block of land allow me to build a home that suits the way I live? Is the orientation right? Is there room for a pool or large garden (if that is important)?
  • Does the home design include my top priorities – the number of bedrooms? Extra space for study/kids zone/multi-purpose room? Indoor/outdoor connectivity? Will it allow my family to grow?

The term turnkey refers to a build where you essentially just turn the key in the lock at the end of the build and you move in. Turnkey house and land packages are popular with people who are on a strict budget and want to know everything that is included, or those that are time poor (such as investors perhaps), who want everything to be managed for them so they can know they can put the house on the market (to rent or sell) as quickly as possible once the home is handed over.

The aspects that may be included in turnkey, that are not traditionally included in a new build, including window furnishings, flooring, painting and landscaping. The term does mean different things to different builders so ensure you read your contract thoroughly to ensure you know what you are getting for the price. Financing for a house and land package usually consists of two steps – buying the land and then building the home. These loans are arranged separately but usually packaged together for a fixed price. Purchasing the land is a standard mortgage and then finance to build a home is a construction loan.

Repayments on your mortgage land loan will need to start being paid as soon as the ownership of the land is transferred after settlement. Stamp duty is only paid on the land component. Once construction of your new home starts, you will then begin to pay that part of your loan. Payments happen in increments and are paid at the end of each stage of construction. The main difference is that with an off-the-plan purchase, you don’t own anything until the build is complete, and then you settle on both the land and build on the same day. With a house and land package, you own the land from the outset and then you start the process of building on it.

You calculate ‘metres squared’ by multiplying the width of the block – also known as the frontage – by its length. So 400m2 is 20 metres x 20 metres.
