Home demolition process & costs

To help you get a feel for the process and costs involved with a demolish and build in Perth, we’ve put together a handy timeline with key milestones along the journey.

The Demolition Process

Demolish and Build FAQS

The standard demolition cost in Perth, WA, ranges between $20,000 to $30,000 depending on your demolition requirements and items you want salvaged.

Once the house is vacant, the demolition process can take 6-12 weeks. The demolition itself only takes a couple of days. This will be entirely managed by your demolition contractor however, your Dale Alcock Homes Customer Experience Coordinator will check in with you throughout the process.

You will need to vacate the home about 6-7 weeks before the actual demolition of the house. So, if you need to organise termination of tenant occupancy and rental accommodation, you should start planning it about eight weeks out. For more accurate timings, liaise with your demolition contractor. Be sure to also chat to your neighbours to make them aware of your demo intentions and give them a broad outline of your building program.

The disconnection of services and abolishment of meters will be arranged by you or your demolition contractor. You will need to notify Synergy (131 353) and Atco Gas (131 356) by phone approximately 7 days prior to vacating the home so the final meter reading can be done. If there is NBN on your premises, you will also need to arrange for an electrical contractor to roll it back after you have vacated the home.

During your demolish and build process you may wish to retain some items on your Perth property such as trees, bores, and retaining walls. Raise this with your demolition contractor early on so they know what needs to stay.

Items such as cooktops, ovens, hot water units, air conditioners, cupboards, bathroom fixtures and fittings, lights, tapware and floorboards can all be salvaged – you can remove these items yourself or your demolition contractor can remove them for you (usually at a cost). This does not include some structural items, so it’s best to discuss what items you want to keep before they start the demolition process.

If there is no existing power dome, we will arrange the ordering and installation of the dome once the site has been pegged by the surveyor following the demolition being completed. The demolition contractor will identify the sewer junction with a marker when they disconnect the old service. Overhead power will also be disconnected by the demolition contractor (if applicable).

It will all depend on the Residential Planning Codes (R-Codes) of the area, and specifically your block. As R-Code specialists, we can consult with local councils and planning consultants on your behalf to work out what’s possible on your site and whether it will be impacted by future zoning changes. There is quite a bit of time that can go into demolishing your house. These are a few things that can impact the timings of your demolition.

  • Rat bating is required on every demolition job and can take up to two weeks.
  • If asbestos is found on your property (usually in houses built prior to 1990) then this can make a demolition take longer.
  • Be sure to engage with your tenants early on in the process as this can delay the demolition of your home.
  • If you have shared boundaries, you will require consent from your neighbours to proceed with your demo and rebuild.
