Grouped Housing – Flecker Prom, Aveley (Willow Brook)
Project Overview
The Willow Brook Lifestyle Village (WBLV) project demonstrates our unique hybrid model offering – combining the acumen of commercial building with the finesse of residential construction. The project consisted of a high number of residential dwellings, architecturally designed, delivered under a commercial contract which was heavily focused on delivering high quality standards and exceptional customer service
This development is Stage 3 of WBLV’s masterplan development, consisting of 15 Independent Living Units (ILU’s). Previous stages (1 and 2) were completed years prior and included a state-of-the-art community centre and 32 architecturally designed ILU’s.
Upon investigation of the designs executed in Stages 1 and 2, the Dale Alcock Projects (DAP) team discovered that the designs were no longer complaint with current building codes. The architect of the original plans was unable to meet the tight time frames involved with a re-design of the plans, so DAP took control of this scope of work and created designs that were architecturally appealing as well as compliant with the current building guidelines.
Special attention was required to ensure that the visual appeal of Stage 3 was consistent with the homes in Stages 1 and 2 in terms of materials and specifications. Utilising our ABN supply chain, our drafting team were able to substitute various selections whilst keeping the consistency in visual appeal across all 3 stages.

Project Highlights
The DAP team received complimentary feedback from the developer throughout the project – with specific mention about the delivery method, the quality of construction and the high standard of finishings.
One of the highlights for the DAP team was getting to know the residents of WBLV on a personal level and share in their excitement in the building process as well as their anticipation in welcoming new residents (and ultimately their future friends) to the community.
A Community Spirit
WBLV prides itself of creating quality communities and believes that community spirit is their lifeblood. They see their villages as a community within a community and maintain strong external links to facilitate the everyday interaction of its residents. A testament to their community vision is their close relationship with Swan Valley Anglican Community College (SWACC) across the road. A reflection of this bond was showcased when WBLV invited students of SWACC to submit artwork from its students to be included in the banner mesh on the construction site.
DAP and WBLV also joined forces to sponsor the ‘Carols by Candlelight’ for the local residents of Aveley. The event was a huge success with over 2000 people in attendance celebrating in the festivities.
