Project Overview
Dale Alcock Projects have successfully completed a 110-place Childcare centre situated on Albany Highway.
The Dale Alcock Projects team were engaged by Mandalay Capital under a Design and Construct (D&C) contract to complete their first childcare centre in WA. The 110-place Childcare centre situated on Albany highway was delivered to offer a premium product to the Kelmscott community and surrounding suburbs. Kelmscott Childcare centre was built from a lightweight timber framed system to combat the challenges presented by the clay site and to ensure the project was delivered in time for the new school year.
To meet the target construction price the Dale Alcock Projects collaborated with Mandalay Capital to explore possible cost saving options with the target construction cost being achieved.
Dale Alcock Projects partnered with Peter Hobbs Architects to progress the documentation of project through to IFC drawings and to ensure the clients brief was achieved.
Overcoming Challenges
It was determined that tanks and pumps were required onsite due to a lack of mains pressure and that stormwater was not allowed to be discharged onto Albany highway. The best course of action relating to stormwater removal meant boring horizontally under a neighbour’s property to discharge into the system on the street behind.
Stormwater and onsite tanks required amended DA and further approvals which delayed construction beginning. Given the delays and the challenging soil type the team decided to utilise framing construction methodology to ensure the project finished on time. Our team collaborated with Independent Timber Supplies to utilise a cassette flooring system and wall framing system to achieve practical completion 21 weeks after the stumps were placed in the ground.
Highlights
The Project was handed over a week early. The client was extremely pleased with the quality of the finishes and the care shown by our team throughout the process.
The Mandalay team are in discussion with our team to work together again in the future.
