Duplex in Falcon
The Site:
The client’s 1259sqm tapered block was the site of an old holiday home that had been in the family for many years. Although an odd-shaped block, it was very big, which meant there was plenty of space to work with.
The Challenge:
The block was zoned R12.5/20. This zoning allowed for subdivision (and therefore a duplex development) if the mains sewer was available to the lot. We project managed the sewer extension under the road to ensure the approvals for subdivision were allowed.
This was the client’s first development, so they were keen to work with a trusted builder that could look after every aspect of the project, such as this initial hurdle. The investment was part of a wider financial strategy for the client, an accountant who had been watching the market closely looking for long-term rental potential.
