Apartment Project Overview

After extensive research, Warburton Property Group purchased a 728sqm block zoned R60 on a main street in Coolbellup. The clients had discovered that the City of Cockburn had a revitalisation strategy in place for the area, including a streetscape upgrade, and that underground power was also planned. There was an existing house on the block, but this was ripe for demolition, paving the way for a contemporary development that would capitalise on the site’s proximity to public transport and the freeway, as well as local amenities such as a newly built shopping centre, a school and a recreation centre.

The client’s research had also confirmed that Coolbellup offered would-be buyers all the benefits of an established suburb, with lots of leafy streets and an abundance of well-kept parks. The suburb is also central to the Perth CBD and Fremantle, not far from South Beach and Coogee, and close to Fiona Stanley Hospital and Murdoch University.

Challenges overcome

The brief was to deliver low-maintenance, well-priced, contemporary apartments that would appeal to single buyers and couples. The client had already undertaken one development, but they had handled the project management themselves. Recognising they didn’t have the time to oversee the planning stage the second time around, they were keen to work with a builder that could manage the project from start to finish. This would give them the chance to measure the additional cost involved against the time, stress and unforeseen expenses they had experienced on their first development.

The client engaged Dale Alcock Projects to design and build a two-storey development of seven modern apartments. Six of the apartments have two bedrooms and two bathrooms, and the seventh is a one-bedroom design. All the apartments face either north or east, which means they all have good access to natural light, and they all have either a courtyard or large balcony, plus a store. There are also secure wall-mounted bike racks. During the planning phase, the existing house on the block was rented out to provide an interim income stream. The client purchased the block in 2015 and the project was handed over in August 2018.

The outcome

The design met the client’s target market perfectly. As well as being conveniently located, each apartment offers security for residents who are at work all day. They are also ideal for people who may be time poor when it comes to maintenance and gardening. By teaming up with Dale Alcock Projects, the client was able to hand over the project management to a trusted team. As a result, the client agreed the project was less stressful than their first development, especially as the inevitable issues that cropped up were all handled by their building supervisor this time around. The building supervisor also anticipated a few minor design changes that helped keep the whole project running smoothly.
