Townhouses – Wallasey Bend, Butler
Project | Townhouses
Developer: Department of Communities
Architect: Dale Alcock Projects
Location: Butler

Project Overview
Located in a great position adjacent to a northern suburbs train station, this 724sqm irregular shaped corner site appealed to the client for its potential as a transport orientated development.
Project Challenges
Due to the proximity of the train station, the client wanted to maximise the opportunity for rental yield and capital growth by being the most affordable and diverse product in the market place.

Overcoming Challenges
The zoning in the area allowed for a multiple dwelling development (Class 2 Development). The Dale Alcock team built a complex comprising nine apartments (3 one-bed, one-bath apartments and 6 two-bed, two-bath apartments). The design team ensured the project was both fit for purpose and in sync with the streetscape and scale of the surrounding development, which was predominately single storey residential housing.

Project Outcome
With the client originally believing a triplex development was the ideal development, we exceeded their expectations with a solution that helped maximise their potential returns.
