Building new vs. buying established
Why building still beats buying an established home
If you’re looking to move, you may be going around in circles deciding whether to build a new home, or cling to the hope you’ll find an established one that fits the bill.
The build vs buy decision is not always an easy one. The right house, the wrong location. The right location, house too small. Or too expensive. The right price, but the wrong location. And around and around you go.
Focusing on your priorities can often help clarify what’s best for you.
Here are a few things you might want to consider when you’re weighing up the pros and cons of building vs buying established.
Choose your style
Farmhouse, Hamptons, Contemporary or Coastal? It’s far easier, and often more cost-effective, to put your stamp on a new home than it is to modify an existing one. Rather than having to erase someone else’s style, you can factor in those special style touches from the moment you sit down with your designer.
Modern energy savings
Newly-built homes are typically more energy and water efficient than older ones and that can mean big savings on your utility bills. With a new home, the higher-than-average ratings for everything from taps and showers, to lighting and glazing, can bring welcome insurance against escalating power and water bills.
The fees are far less
It’s hard to argue with the figures. When you factor in fees such as stamp duty, there are some real savings to be made if you build rather than buy established.
Finance structured to suit
Construction loans are specially designed to help you build. Because the funds are released in stages, you’re only paying for the work that has been completed. What’s more you only pay interest on your construction loan until the build is complete. Lower repayments during the build could mean more money to help cover rent while you build or add some special finishing touches to your new home.
Locations both new and established
Building a new home on a great block in a sought-after location can be a great investment. Master planned communities offer a range of lifestyle choices, located close to schools, shops, parks and places of work, entertainment and leisure. Building is a great opportunity to grow with a new community. Or maybe you already love where you live in an established suburb, but your home is past its use-by date? Knocking down the old makes way for a new home designed just the way you want it.
