Apartment Project Overview
The team were engaged in an ECI arrangement which then turned into a construct only arrangement. The early engagement of the DAP team in the design process and the collaboration between all parties in the initial stages of the project lead to a strong working relationship between all parties.
DAP worked in parallel with Bode Property during the critical stages of the project – including acquisition, initial construction estimates, constructability advice as well as guiding selections to ensure the target price was achieved. This resulted in a high-quality project that was delivered on time and on budget.
The project involved intricate details and construction techniques, including various curved finishes.
Challenges
The overall design of the building involved various curved finishes and features which required attention to detail to achieve a high-quality finish.
Due to the proximity of the coast, all external elements were considered to ensure longevity of the finish. External features included trowel on textured brickwork and fibre cement, powdercoated aluminium to window frames, perimeter fencing, fixed battens and ellipticals, anodised perforated aluminium to sliding and bi-folding screens located on balconies, dry stone wall cladding and Breezeblock walls in ‘wedge’ and ‘diamond’ bonds.
The tight site and close boundary to neighbours, meant that a close relationship needed to be formed with the neighbours (the site was in close proximity to close to shops, cafes and healthcare). Due to the building of Iluka Plaza door, there were restriction on getting materials to site. These were overcome by constant communication with the neighbours and coming up with a site delivery plan. The sequencing of works also needed to be managed, due to the neighbouring properties, to ensure that the program was not impacted.
This project was also completed during covid restrictions. DAP needed to be nimble and agile through these touch economic conditions. The subcontractors and suppliers adhered to all restrictions and still managed to deliver the project in 13 months despite these covid restrictions.
Highlights
The highlight of the project was the collaborative and strong working relationship between all the parties. The team worked extremely well together – DAP understood the importance of the delivery of Bode’s first development in producing a quality build, delivered on time and on budget
The collaboration between all parties, along with the sequencing of events, coupled with the quality finish of the apartments, saw all apartments sold prior to handover date.
